Nice people, customer friendly, Excellent view from suite, relaxing lawns, managed ocean beach front, supervised swimming pool. Continental breakfast was awesome too. We were offered free upgrade to Suite. Strongly recommend 311 to anyone and will do same if we or our family friends visit again.
